Management services are tailored to the individual property and client needs.  All funds are held in client trust accounts with monthly accounting provided to owners.  Maintenance of property is a priority with KMO, both from the living/leasing aspect and value protection perspective.

Relationships are valued here at KMO and we make every effort to respond in a timely manner to tenants, investment owners and homeowners.  We are well versed in the requirements of Oregon law and our goal is to assure our clients that their property is in compliance.

RESIDENTIAL MANAGEMENT:

Property management is a specialty field in which we have 25+ years of experience. Our property management offers property evaluation from rates, tenant appeal, maintenance and safety aspects. As members of the National Association of Residential Property Managers we stay abreast of the latest in management issues, forms and legal requirements. We use standardized forms from recognized Oregon organizations – Oregon Rental Housing and Metro Multifamily Housing Associations. Applications are thoroughly vetted with credit, employment and rental history verification, and criminal checks as needed. At management initiation, owner and management philosophy is discussed and agreed upon in setting up properties to meet good management principles, appropriate maintenance and repair practices to meet area standards and legal requirements, and items specific to a property owner needs. The KMO Property Management Agreement sets forth the specifics of the agreements as well as exactly how funds will be handled and disbursed. Monthly financial reports are provided to owners. A thorough understanding of Landlord-Tenant law is a necessity for good management and KMO staff attends regular sessions to stay abreast of the law.  KMO management service includes the notices to tenant to maintain their observance of the rental agreement terms. If court appearance becomes a necessity, we can arrange with owner approval.

COMMERCIAL INVESTMENT PROPERTIES:

Management of commercial buildings complements the leasing activities performed by KMO. Our commercial management staff understands good tenant relationships, balanced with attention to landlord expectations for income and expenses. We limit our services to the East County area so we can be readily available in building maintenance and repairs. Whether it’s a 3-story, elevator-served building, or a stand-alone one-story building, we have systems knowledge and resources. 
As in all our work, consistent communication is the key to successful management.

ASSOCIATION MANAGEMENT:

Association management for homeowner subdivisions, townhomes and condominiums has been offered by KMO for the past 10 years or more.  Associations are governed by CC&R’s, By-Laws and oftentimes additional Rules and Policies. KMO’s role is to assist Association leadership/officers in understanding and adhering to these governing documents in a fair and unbiased manner.  We handle management of maintenance and repairs in coordination with Association leadership; handle dues and expenses with monthly reporting and assist in budget preparation and long-range planning. Reserve studies are available by separate fee agreement, together with annual updates as now required by Oregon statute.

CONSULTING:

If it is East County real estate, urban or rural, residential or commercial, we have been at the table with clients in all of these arenas, assisting them in decisions.  Whether it’s a family property or a long-held parcel a client needs advice on how to proceed, or in some cases not, our long-time understanding and experience in the real estate industry is available to clients on an hourly or project-specific fee basis.   We are happy to have a preliminary discussion at no charge to determine if our services will resolve or answer a real estate question, project feasibility, or simply a “what should we do” situation.
