Association management for homeowner subdivisions, townhomes and condominiums has been offered by KMO for the past 10 years or more.  Associations are governed by CC&R’s, By-Laws and oftentimes additional Rules and Policies. KMO’s role is to assist Association leadership/officers in understanding and adhering to these governing documents in a fair and unbiased manner.  We handle management of maintenance and repairs in coordination with Association leadership; handle dues and expenses with monthly reporting and assist in budget preparation and long-range planning. Reserve studies are available by separate fee agreement, together with annual updates as now required by Oregon statute.

Management services are tailored to the individual property and client needs.  All funds are held in client trust accounts with monthly accounting provided to owners.  Maintenance of property is a priority with KMO, both from the living/leasing aspect and value protection perspective.

Relationships are valued here at KMO and we make every effort to respond in a timely manner to tenants, investment owners and homeowners.  We are well versed in the requirements of Oregon law and our goal is to assure our clients that their property is in compliance.
