Property Management

Property management is a specialty field in which we have 25+ years of experience. Our property management offers property evaluation from rates, tenant appeal, maintenance and safety aspects. As members of the National Association of Residential Property Managers we stay abreast of the latest in management issues, forms and legal requirements. We use standardized forms from recognized Oregon organizations – Oregon Rental Housing and Metro Multifamily Housing Associations. Applications are thoroughly vetted with credit, employment and rental history verification, and criminal checks as needed. At management initiation, owner and management philosophy is discussed and agreed upon in setting up properties to meet good management principles, appropriate maintenance and repair practices to meet area standards and legal requirements, and items specific to a property owner needs. The KMO Property Management Agreement sets forth the specifics of the agreements as well as exactly how funds will be handled and disbursed. Monthly financial reports are provided to owners. A thorough understanding of Landlord-Tenant law is a necessity for good management and KMO staff attends regular sessions to stay abreast of the law.  KMO management service includes the notices to tenant to maintain their observance of the rental agreement terms. If court appearance becomes a necessity, we can arrange with owner approval.
